Remember the Assessment was due on January 1^st and was late on the 15th. Delinquent charges will not be forgiven due to the 15-day grace period that was allowed. Effective July 1, 2011 the new Electronic Waste Recycling Law went into effect changing what items can be accepted at the Berkeley County Landfill.

E-scrap or electronic waste or any of their parts will no longer be accepted or will be accepted for bulk pick-up.

HOLIDAY SAFETY TIPS

The holidays are an exciting and busy time. With all of the joys of the holiday season come potential safety hazards. Help prevent accidents by following these tips:

Christmas tree safety begins with the selection and purchase of a fresh tree. When buying a live pre-cut tree, make sure the tree is still alive and healthy. A fresh tree is green, needles are hard to pull from the branches, and when bent between your fingers, needles do not break. Pull on the needles. The trunk should be sticky and the limbs should be very flexible. Lift the tree and bounce the cut end on the ground, if a bunch of needles come tumbling off, it isn’t a safe tree to take home.
When you get the tree home, cut off the bottom two inches of trunk to expose the fresh wood. This will create a fresh, raw cut for the tree to soak in water, allow for better water absorption and helps keep your tree from becoming a fire hazard.
Keep your tree well hydrated. Keep the water in the stand well above the fresh-cut bottom of the trunk.
Christmas trees dry out with heat, so place your tree away from heat sources such as fireplaces or heater vents.
When purchasing an artificial tree, look for the label “Fire Resistant”.
Unplug the lights and decorations when you are not home.
Check each set of tree lights for frayed wires, broken bulbs and loose connections.
Never run electrical cords under the carpets or rugs, over nails or in traffic areas.
Before using lights outdoors, check labels to be sure they have been certified for outdoor use. To hold lights in place, string them through hooks or insulated staples, not nails or tacks. Never pull or tug lights to remove them. Plug all outdoor electric decorations into circuits with ground fault circuit interrupters to avoid potential shocks.
In homes with small children, take special care to avoid decorations that are sharp or breakable, keep trimmings with small removable parts out of the reach of children to avoid the child swallowing or inhaling small pieces, and avoid trimmings that resemble candy or food that may tempt a young child to eat them.
Remember that mistletoe, holly berries and Christmas cactus are poisonous if swallowed.
Use care with “fire salts”, which produce colored flames when thrown on wood fires. They contain heavy metals that can cause intense gastrointestinal irritation and vomiting if eaten.
Do not burn wrapping papers in the fireplace. A flash fire may result as wrappings ignite suddenly and burn intensely.

Helpful Holiday Safety Tips

As the Thanksgiving and Christmas season approach, Law Enforcement Agencies would like to share the helpful hints below.

While Shopping or Going Out:
• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window.
• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court.
• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.
• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.
• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM.

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them

If Leaving Home (On a trip or just for a little while):
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check while you are away.

• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

While traveling: THINK SAFETY
• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).
• Pack expensive items in the trunk, or under coverings to keep them out of sight.
• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.
• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.
• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.
• Use seat-belts and child restraints properly.
• Be careful with bank, gas, and credit cards.
• Take regular rest breaks.
• Never send your children into restrooms alone.
• Store money in separate places to minimize loss or theft.
• Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.
• Drive carefully- better than those around you. You need to get there alive!

Have a wonderful holiday season. Remember, most crimes and accidents are preventable. Officers are working hard to locate and stop crime, but everyone must do their part to lower their risk.

Halloween Safety Tips

*Make sure your Halloween costume isn't flammable. Check the tag to make sure it's okay. If you're not sure, don't buy or wear it. That includes any make-up, wigs or glue-on effects, such as scars, warts or fingernails.

*Don't go near open flames while you're wearing your costume, especially if it's got a lot of material to it. If you're wearing a long wig, try not to smoke while you're wearing it.

*If you plan to burn a candle in a carved pumpkin, do it outside on cement. Be sure to check it periodically. Extinguish the candle if you go to bed or leave the house.

*Carry a flashlight when you trick-or-treat.

Fall tips for Homeowners

Lawn health during the fall and winter months...

*I have found that along with using a fertilizer in the fall it is also a nice time to put down lime. Many landscapers use lime in January or February, but some have had the best results if applied in early November before we the ground gets too hard.

*I know it is much easier to just leave the leaves in your yard till spring, but that is not the best idea for your lawns health, so do your lawn a favor and remove the leaves.

*Please DO NOT burn leaves within the community or surrounding areas.

I would like to thank all owners that have paid their assessments on time. For those of you that have not paid, please understand it is imperative that all delinquent assessments be paid immediately. If you have not paid your assessment, a lien has been filed on your property. Keep in mind any legal fees incurred will be charged to your account. Please be advised the HOA will be pursuing foreclosures on delinquent accounts. It is not beneficial to you or your association to withhold assessments. A deficiency in collected assessments will result in a large bad debt for 2010, which in turn will effect 2011 assessments.

Dear Owners,

It has been brought to our attention that some neighbors have been disposing of their dog’s feces in an inappropriate manor. We do thank everyone that cleans up after his or her pet; however, this waste must be disposed of in a proper fashion. It should be understood that throwing bags of feces in the community lakes or in the roads, as a disposal method is unacceptable. This will clog the storm drains, as well as introduce unwelcome bacteria into the lakes. If you witness this type of behavior, please contact us immediately. Please also keep in mind that pets should be leashed at all times. If you witness owners breaking the rules in your community, notify the proper authorities. If community Management Group is notified of this type of behavior, we will report the offenders as well.

There are many owners in Longford Place that take pride in their home and their community and it is imperative that everyone do their part.

I would like to thank the homeowners who continue to maintain and enhance their property. Many of you have concerns regarding your neighbors’ lack of maintenance of their homes and property, which may negatively affect your property. Please understand Community Management Group inspects the community once a week for covenants violations based on your community documents. Your Board of Directors sets standards based on these documents. Covenants enforcement actions are a form of legal action against an owner and cannot be discussed with concerned owners. I would like to assure you that we are doing everything we can to cite any homeowner that is not in compliance and we will continue to do so until the matter is resolved. If you have a specific concern that you would like to bring to our attention, please send me an email and I will be happy to look into it.

Dear Owners,

It has been noted that gators have been spotted in the ponds in Longford Place. The Board will keep an eye on said gators and their behavior. Please understand that the alligators are a part of wildlife and should be left alone if they are not a threat. This can be a controversial topic and we must consider all facts. Below I have provided more information on the topic.

The Department of Natural Resources no longer is involved in alligators except to issue permits to HOA's. There is not a “move” or “relocate” policy. They simply authorize the HOA to have them destroyed. Your HOA would then hire a licensed company who does that as quietly as possible…

We have an informative article on our website that we ask owners to read, as well as this FAQ.

Alligators are only a hazard to people and pets when they lose their natural fear of humans by being fed, often by workmen and kids. Alligators LOVE marshmallows, food wrappers and lunch scraps. A licensed “trapper” that the Association uses will approach the animal to determine from much experience whether it exhibits signs of aggression or otherwise accustomed to humans and may pose a threat. There are perhaps thousands in the area and they do move around, primarily over ground, though there is a frequent (and incorrect) assumption that they move through storm culverts. On the contrary, they do not often enter them because they cannot turn around nor move well backwards. We have seen that shortly after removal another animal will move into a vacant pond. They were here for millions of years before people and most locals have a certain sentiment for them… When owners call with similar encounters or concerns we ask that they carefully consider whether this animal was really stalking a pet (or whatever the concern) and represents an unusual threat for being acclimated to humans as a source of food, or was just “walking around” or sunning before they call for its head. If you feel that a particular animal is a threat worthy of destruction, please let us know and we will elevate the request for removal to the Association Board. There are currently alligators that migrate from pond to pond in your community, so always be aware of your surroundings. Remember if you ever see anyone harassing an alligator please call the local authorities.

I hope you are surviving this beautiful Charleston weather.

Due to the extreme hot weather, we have been experiencing algae outbreaks in many community ponds. Please understand we are working diligently with the lake management company to rectify or prevent any issues. Ponds are chemically treated on a monthly basis however, the extreme weather changes in recent months have taken its toll on the ecosystems in these ponds. Late spring and early summer are the most difficult times to maintain consistency in the ponds. By late summer, the ecosystems should be balanced but cannot be guaranteed.

Hop into Spring with these helpful tips

Being a Homeowner brings great pride ...and great responsibility, too. Here are some tips that will help you keep your home and property in tiptop condition.

v Fertilize your lawn. The grass is desperate for some attention in the spring. A little fertilizer will help it get off to a great start and strengthen it to withstand the stresses of the summer heat ahead.

v Remember weeds can take over your lawn rapidly.

v Check smoke detectors & carbon monoxide detectors by pressing the test button. Be sure to change the batteries at the same time. Both smoke and carbon monoxide detectors are available at your local home store. Contact your local fire department for recommendations.

v Replace or clean your a/c filter. This will keep the air in your house cleaner and help your system work efficiently.

v Remember to pressure wash your home so that you can be proud.

The National Association of Letter Carriers Food Drive happens every year on Mother’s Day weekend. All of the food that is collected, last year it was 100,000 pounds, comes to the Lowcountry Food Bank and Amy Kosar is in charge of the coordination of the efforts. She is trying to make sure that there is as much awareness as possible. It is so easy, all you have to do is leave a bag of food at, in or by your mailbox and the letter carrier picks it up and brings it back to the local post office. I would like to thank all owners that have paid their assessments on time. For those of you that have not paid, please understand it is imperative that all assessments be paid immediately. Your assessment is based on the operating expenses for your community; therefore, all assessments must be collected in order to fund the operating account. If you have not paid your assessment, a lien will be placed on your property this month, which will incur additional late fees and legal fees on your account. Roads and drainage

I wanted to let you all know that I will be meeting with the developer in the very near future to go over the punch list given to them by the county. The county is requiring that the developer correct some issues throughout the community before the roads and drainage can be turned over to the county. I will keep the community updated via this blog as I receive information. Please share this blog with your neighbors.

It is time to pay your 2010 Assessment. Please see below various ways in which you can pay your assessment:

1) Detach the appropriate sheet from your statement and mail your payments to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202

2) Go online to www.cmgcharleston.com and select “online payments”. You will need your account number noted on your statement for this option if you have not already setup your account

3) Download the form from our website and set-up ACH for automatic draft of your assessment for 2011. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.As always, please do not hesitate to contact me if you have any further questions or concerns at 843-795-8484 ext. 317. Annual Meeting

Friendly Reminder.....

Please remember the Annual Meeting this Saturday, December 12, 2009 at 1pm. The meeting will be held by the large community pond. Please bring a chair. It is imperative that we have a large attendance so that we can have a successful meeting and election. Tips For Winter Preparation

Chilly fall temperatures serve as a polite reminder that when winter arrives it can be sudden, often leaving homeowners unprepared for the troubles associated with extreme cold. A few simple preparations now will help prevent headaches and costly repairs throughout the winter months.
•Disconnect outside water hoses. If left connected, water in the hoses can freeze and expand causing faucets and connecting pipes inside your home to freeze and break.

•Make sure outside faucets aren't dripping or leaking. Make the necessary repairs or call a plumber before freezing temperatures arrive. Be aware that when pipes freeze, water pressure builds causing cracks - no matter if the pipe is made of plastic, copper or steel. Even a tiny crack can unleash more than 250 gallons of water in a single day

•If your home is equipped with interior shut-off valves leading to outside faucets, close them and drain water from lines.
•Cover outside faucets using a faucet insulation kit available at home centers.
•Insulate pipes in unheated areas, such as garages or crawl spaces. Apply heat tape or thermostat-controlled heat cables around pipes that are exposed and prone to freezing.

•Seal leaks around doors and windows to reduce cold air penetration.

•Your water heater works harder during winter months. Flush it out and remove sediment buildup, which causes corrosion, shortens life span and reduces heating efficiency. Drain several gallons from the faucet near the bottom of the tank. Connect a hose to the faucet and direct water into a nearby drain.
•Carefully test the water heater's pressure relief valve (Danger: water is very hot) by lifting up on the lever and letting it snap back. The valve should allow a burst of hot water into the drainpipe. If not, call a professional to have a new valve installed.
•Check the temperature setting on your water heater's thermostat. Set at 120°F for optimum performance.
•Clear leaves and debris from outside downspouts to ensure easy drainage when water freezes and thaws throughout the winter season.

•Inspect and clean sump pump and pit. Pumps exposed to extreme cold can freeze, preventing the pump from operating.

•When leaving home for extended periods, shut off the main water valve and drain the system by opening faucets at the highest and lowest points of the house. Make sure the heat is left on and set no lower than 55°F.

Caution! These tips are intended for homes that will be inhabited throughout the winter months. Many additional steps should be taken to winterize vacation properties that will be abandoned or left unattended for weeks or months at a time. Seek professional help for winterizing such properties.

The median that is owned by Berkeley County will be mowed on a semi annual basis. If you would like to contact Berkeley County in regards to this area being mowed more often, please feel free to do so.

Solar lights at entrance have been installed thanks to the hard work of our Board President.
Please remember that commercial vehicles are not allowed to be parked in the community.
It is important that all owners remember not to park vehicles in the streets. This makes it very difficult for emergency vehicles to access the homes during emergency situations. This is also a violation of the governing documents.
When using the ponds within the community please remember to dispose of your trash in the proper place.

The fence between Persimmon Hill and Longford is complete. It looks great!

The completion of the fence separating Longford Place from Persimmon Hill will be within the month of March.

The Board will begin voting on the Yard of the Month soon.
